Mold/ Air Sampling


We are Certified for Mold Inspection and offer Mold Sampling ONLY.  We do not do mold remediation and are therefore a neutral third party.  Mold has the potential to cause health problems by producing allergens (substances that can cause allergic reactions), irritants, and in some cases, potentially toxic substances (mycotoxins). Inhaling or touching mold or mold spores may cause  allergic reactions in sensitive individuals. Allergic responses include hay fever-type symptoms, such as sneezing, runny nose, red eyes, and skin rash (dermatitis). Allergic reactions to mold are common and can also cause asthma attacks.

What do we do?

     Unless the Inspector and client agree to a limitation of the mold inspection, the inspection will be performed at the building and its attached parking structure.  Detached structures are inspected separately.  All mold samples are sent overnight shipping to an independent lab for testing. 

Complete Mold Inspection:  The Inspector will perform a non-invasive, visual examination of the readily available and installed systems and components of a building, take moisture, temperature, and humidity measurements, and take mold samples according to the IAC2 Mold Sampling Procedures. 

The Inspector shall report:

  • Moisture Intrusion
  • Water Damage
  • Musty Odors
  • Apparent Mold Growth
  • Conditions Conducive to Mold Growth
  • Results of Lab Analysis of all Mold Samplings Taken at the Building
  • Report Any System or Components That Were Not Inspected and the Reasons They Were Not Inspected
Limited Mold Inspection:  The Inspector will perform a non-invasive, visual examination of the readily available and installed systems and components of a specific area of a building identified and described by the inspector.  As a result, moisture intrusion, water damage, musty odors, apparent mold growth, or conditions conducive to mold growth in other areas of the building may not be inspected. 
The Inspector shall describe and perform:
  • the room or limited area of the building in which the Limited Mold Inspection is performed
  • a limited, non-invasive, visual examination of the readily accessible, visible, and installed systems and components located only in the room or limited area
  • mold samples according to the IAC2 Mold Sampling Procedures
The Inspector shall report everything listed in the Complete Mold Inspection but for that limited area.
